118 – 120 Garratt Lane will revitalise the existing, dated industrial site, creating a modern sustainable industrial estate.

During our public consultation, a number of stakeholders asked us to explore the possibility of delivering a river walk, allowing pedestrians to navigate the River Wandle.

We are happy to announce that we have amended the plans so that they now include a 2-metre-wide river walk.

What are ultra-urban warehouses?

Over the last decade in London there has been a considerable loss of industrial land and buildings. The Mayor’s London Plan recognises the importance of industrial sites to London’s economy and residents, seeking to support the protection of industrial space and intensification to better serve local communities and London residents.

Ultra-urban industrial estates are located in dense, urban locations closer to businesses and residents to ensure improved convenience for the consumption of goods and services. This provides a host of benefits for customers, including:

Our plans will generate 55 full-time jobs during the construction phase, with 71-76 jobs on the site when it is fully operational.

We held two in-person consultation events in November consulting on our proposals to redevelop the industrial space at 118-120 Garratt Lane, reviving the site with a new estate of sustainable, ultra urban warehouses that will service the needs of Wandsworth. Following your feedback, we have summarised the changes we’ve made below:

You asked about construction management

We recognise the importance of good construction management, and as a responsible developer, we’ll work closely with neighbours to minimise the impact of any works.

A construction management plan will detail all aspects of construction including working hours, construction deliveries, dust and noise monitoring etc, and a draft of this plan has been submitted as part of the planning application and can be viewed here.

Concerns were raised about the strength of the bridge that crosses the River Wandle, and if it could sustain the weight of construction vehicles. We will investigate the strength of the bridge to confirm that it is able to take the weight of these vehicles before construction begins.

We are happy to announce that our plans now include a 2-metre-wide river walk. This has been achieved through a reduced servicing yard (limiting the size of vehicles that can be accommodated within the bays), the loss of one tree, and a small reduction in operational car parking.

The issue of vehicles parking and turning on the street was raised; however, the site contains parking and a turning circle, allowing for all vehicle operations to be self-contained on site. In response to concerns raised about the operational noise of vehicles, Bloom has increased the depth of the inset, creating a covered loading bay between Units 1 and 2, as well as choosing a gate option which helps to enclose noise within the site.

Furthermore, the development of this site will bring sustainable and modern conditions, alongside dedicated operational management from an experienced landlord, which can reduce potential disruption to surrounding neighbours.

AGBloom is committed to sustainability, and both the construction and operation of the site would contain multiple sustainable elements. Electric vehicle and bike charging points will be installed on site, alongside solar photovoltaics and a rainwater harvesting system. The building will be enveloped in energy efficient materials, and the applicant is targeting a BREEAM Outstanding rating for the site. AGBloom has developed multiple estates across London, all of which have achieved minimum sustainability credentials of BREEAM Excellent and EPC A. The development will also see an increase in biodiversity, as well as landscaping improvements and the inclusion of recycling areas.
